54 Units Allen Condo Building

ACB provided design services for a new four (4) story with two (2) passenger elevators, fifty-four (54) unit affordable housing complex with nine (9) retail units and community rooms on the first floor and lower level parking for 47 cars. The site was zoned R-3 (for one & two family homes “as of right”). Our feasibility studies, zoning, diagrams, data and building footprint, prepared for the much larger building was non-conforming and based on an R-6 zoning requirements. Meetings were held with the QueensBoro Superintendents Offices, The City Planning and the Board of Standard of Appeals, The Department of Housing and Preservation and documents were prepared and submitted to the Board of Standards and Appeals for a zone change. A presentation was made at a hearing and the zone change approval was granted. The building features a split ribbed block façade with a standing seam metal mansard roof and bay windows that mirrors the overall architectural vernacular of the neighborhood. The apartment’s distribution is a combination of one, two, and three family units with amenities that include washer and dryer for each apartment. In addition, each floor has a dedicated handicap apartment.
